45 Hour Broker's Qualifying Licensing Course

This course is required for those who wish to become a broker, and have already completed EITHER the 45-Hour Salesperson Qualifying Course and the 30-Hour Remedial Course or the NEW 75-Hour Salesperson Qualifying Course. It covers the following topics: License Law & The Broker Office Part 1; License Law & The Broker Office Part 2; RE Agency Disclosure; Real Estate Investments; Taxes & Investment; Real Estate Property Management; Conveyance of Real Prop; Title Closing & Costs; General Business Law Part 1; General Business Law Part 2; Human Rights & FH; Construction; Environmental Issues; Development; Real Estate Finance 1 & 2.  The Department of State requires a salesperson and/or broker to complete 22-½ hours of a continuing education every two years, in order to retain their license status. This broker qualifying licensing course will satisfy the Department of State's requirement of 19½ hours for the present two-year period; however this course does not include the required 3-hours of Fair Housing and Discrimination.

  • Be at least 20 years of age
  • Be a United States citizen or be a legal, permanent resident
  • Have no felony convictions (contact NY Department of State for clarification)
  • Complete 45 hours of online broker qualifying coursework
  • Submit of a signed student affidavit
  • Pass the school-proctored final exam
  • Pass the NY Department of State Broker licensing exam ($15)
  • Apply for a Broker license ($150 for two years)
  • Complete 120 hours of approved qualifying education. Those who completed the 45-hour broker qualifying course prior to July 1, 2008—or salesperson licensed prior to July 1, 2008, who do not meet the required 120 hours of education—MUST take an additional 30-hour remedial course to qualify for broker licensure.

A cancellation must be received in writing three days prior to the start of any class. A $20 service fee will be assessed on any refunded monies.
