As an agent, how can I promote properties on social media using video?

We're at a point where it's not really an option to not use social media in your marketing. Video is very important these days, but I don't think it needs to be overly complicated. So where do you start?

1. Equipment: You don't need a camera crew, or a $1000 camera. That phone in your pocket? That's your guy - and it may be the ticket to your next big listing. Besides that, good lighting and a stabilizer are the basic things that will keep your content looking professional.

2. Content: Let's talk about what you should be putting out there. People love to learn, and as experts in our space, we forget just how much we know! Putting out content about the market, the buying process, or even just neighborhood fun facts can expose you to new clients and remind your followers that you are the one who can help them in their next venture! Think of it as edutainment, or, entertainment with an educational aspect.

3. Visibility: But why all this effort? For a listing, the reasons are obvious - the more eyes on a property the better. I'm not promising you that a video alone will sell your property, but it does show your clients that you are willing to do what it takes to get this place sold and it shows potential future clients the work you'll put in.

4. Define What Works For You: If you're nervous to get started with all this, don’t be. If you’re camera-shy, keep yourself off camera or just stick to voiceovers. If you don't know how to edit, there are tons of options for AI editing software, or sites like Fiverr where you can hire an editor. If you're an experienced agent who can’t take this on, consider taking in a new agent who is eager to get started. You can mentor them on the business, and they can bring your work into the social media age – a win-win!
