Different listing fields available in the RLS to indicate Owner’s preference in sharing their exclusive listing:
Participant Only
Description: When the owner elects not to make the listing available online through IDX, VOW or social media platforms but wishes to co-broke with RLS agents by entering the listing on the RLS database for Authorized Participant view only. When listings are entered under this type of permission, they will be viewable in your LMP with a flag and clear delineation highlighting this listing is Participant Only.
Similar to Owner Opt-Outs, these listings cannot be publicly disseminated at any time. Due to the sensitivity of these types of listings, listings labeled as Participant Only cannot be included in any auto communication or mass marketing. Only one-to-one personalized communication is permitted.Days on Market: Does not accrue
Owner Opt Out
Description: Available for Owners electing to not share their Exclusive Property over the RLS nor disseminate over other public websites. Co-broking is permitted through one-to-one personalized communication.

Additional options if the listing is neither Participant Only OR Owner Opt Out:
Status: Coming Soon
Description: The Owner authorizes the Exclusive Broker to place this property in the “Coming Soon” Status so that the Broker can prepare for the sale and marketing of the listing.
Days on Market: Does not accrue
IDX Entire Listing Display YN
Description: Indicates whether the listings can be included and displayed on RLS Participants websites. However if the firm elects to opt out of the IDX program then by default the listings will not be included in the IDX program.
Days on Market: Accrues
Syndicate YN
Description: Indicates whether a listing should be syndicated to third party search portals. Separately the Principal Broker, on behalf of the firm, are permitted to select the vendors they wish to opt-in to through the Trestle platform.
