Owner Opt Out is the most restrictive sharing option. The owner elects not to share their exclusive listing within the RLS or on any public websites. Because this significantly limits data sharing and visibility, proper documentation is required.
Important: The signed Owner Opt Out form is submitted to RLS for internal compliance purposes only. It is not syndicated, shared with other members, or made available to anyone outside of RLS Staff.
Listing is NOT disseminated through the RLS
No IDX, VOW, syndication, or public marketing
Co-broking is allowed only through one-to-one, personalized communication
Days on Market: Does NOT accrue
Requires a signed Owner Opt Out form (retained by RLS Staff for compliance verification)
Upload within 48 hours
The signed form must be uploaded within 48 hours of executing the exclusive agreement.

Only the most recent version is valid. Outdated versions, forms from prior years, or internal/non-RLS forms may be rejected.
Verify all required information is complete
Before uploading, confirm every required section is filled in and legible:
Full property address including unit number (complete, not partial)
Owner's full name(s)
Exclusive Firm name
Exclusive Agent name
Owner signature(s)
Signature date(s)
Current Owner Opted Out form
Complete property address
All owner names, signatures, and dates
Exclusive Firm name
Uploaded within 48 hours of exclusive agreement execution
The owner elects not to make the listing available online through IDX, VOW, or social media platforms, but wishes to co-broke with RLS agents by entering the listing on the RLS database for Authorized Participant view only.
When listings are entered under this permission type, they will be viewable in your LMP with a flag clearly indicating the listing is "Participant Only."
Similar to Owner Opt-Outs, these listings cannot be publicly disseminated at any time. Due to their sensitivity, Participant Only listings cannot be included in any auto-communication or mass marketing.
Access & Marketing Permission: Searchable from a listing management platform; only one-to-one personalized communication is permitted
Days on Market: Does not accrue
Indicates whether listings can be included and displayed on RLS Participants' websites. If the firm elects to opt out of the IDX program, listings will not be included by default.
Access & Marketing Permission: Agent/Brokerage websites, accessible to any consumers; auto-email permitted
Days on Market: Accrues
Indicates whether listings may be included and displayed on a Participant's Virtual Office Website (VOW). Listings are only eligible for display if the firm participates in the VOW program.
Access: Agent/Brokerage websites behind a login, accessible to registered consumers
Days on Market: Accrues
Indicates whether a listing should be syndicated to third-party search portals. The Principal Broker, on behalf of the firm, may select which vendors to opt into through the Trestle platform.

The owner authorizes the Exclusive Broker to place the property in "Coming Soon" status for limit of 14 days so the Broker can prepare for the sale and marketing of the listing.

No public showings (per RLS policy)
Access & Marketing Permission: Follows based on what you have set for Participant Only, IDX, VOW, and Syndicate fields

Note: If a rental listing has InternetEntireListingDisplayYN set to "No," it may indicate the landlord does not offer compensation to tenant brokers—but this should be confirmed directly with the listing agent.
